CUDGEL MAINTENANCE & HANDYMAN SERVICES

Property maintenance & turnover requests

Give the office a clear picture of the property, the work and who can approve it. We’ll review the request before discussing scope and scheduling.

A useful request starts with context.

List the unit or property, whether it is occupied, the repair priorities and your target timing. For turnover work, separate the essential make-ready items from optional improvements.

Repair categories to discuss

  • Drywall patching and painting needs
  • Doors, hardware and cabinet adjustments
  • Caulking and maintenance punch lists
  • Assembly or storage installation requests

Agree responsibilities before work begins

Identify your approval contact, spending authorization process, access arrangements and any resident coordination requirements. Do not put lock codes or tenant-sensitive information into an initial inquiry.

Recurring maintenance

If you want recurring work, describe the properties and the type of maintenance. Frequency, coverage, reporting and commercial terms must be discussed; this page does not promise a standing service agreement.

Property manager questions

Can you help with a make-ready in North County?

Describe the location and punch list. The office must confirm the service area, tasks and timing; no blanket North County coverage or turnaround is promised.

Does this include emergency response?

No emergency-response commitment is offered on this page. Use the office conversation to establish the available scope and schedule.

Is Home Advantage the property-manager service?

No. This page is for property work requests. Home Advantage is a separate future home-care program and is not open for enrollment.

A CLEAR NEXT STEP

Details first.
A conversation next.

01 / Describe the work

Share your ZIP code, project list and relevant dimensions. Photos help explain the request; our request form accepts optional photos.

02 / Office review

The office reviews the request and calls to discuss scope, access and what additional information is needed.

03 / Agree the plan

Confirm the work and scheduling together. Sending a request does not book an appointment or guarantee a date.
